Home Inspections

Our home inspections are extremely thorough as we take the time to look at your home as if it were our home. Every effort is made to ensure accuracy of the condition of the home systems, defects, maintenance and safety at the time of the inspection The inspections are reported on 12 main categories of components and systems to include the site conditions, exterior components, structural components, electrical system, cooling system, heating system, insulation and ventilation, plumbing system, the house interior, fireplaces and chimneys, kitchen appliances, analysis and report of findings. Findings are collected in a data base specific to your home, and the comprehensive report, complete with recommendations is delivered to you, usually, within 12 hours.

We provide you with a summary page for a quick overview of the major systems or component of the home that does not function as intended. The summary will also describe a system or component that appears not to function as intended, based upon documented tangible evidence, and that requires either additional examination or further investigation by a specialist. The summary page will also alert you to a system or component that poses a safety concern.

Infrared Inspection

Included (free) with the home inspection is an infrared inspection. We use high quality digital infrared cameras to identify water leaks, electrical issues and heat loss. We scan for temperature differences which revel water infiltration or leaks, electrical “hot spots” which are a safety issue, and identify locations of poor insulation that is robbing the house of conditioned air, whether heated or cooled. A good home inspection, again, could save you money that otherwise would slip away.

Pre-Listing Inspections

Pre-listing inspections allow the home owner to address issues prior to listing the home. The inspection would eliminate hidden “surprises”, reduce conditional offers, and provide more time and less stress to make any necessary repairs.

Pre-drywall or pre-concealment inspections

Our pre-concealment inspection provides you with the condition of systems such as structural, plumbing, HVAC, electrical, before the contractor “closes up the walls.” Common defects found in these type inspections are lack of protection to plumbing piping and electrical circuits in the walls; wall studs that may be cut to short that integrity of support could be compromised; HVAC ductwork not secured adequately would waste heat or air conditioning.

Pick one-two-or-three

Is a system such as an HVAC making funny noises? Have you noticed water where there should not be? You may select one or two components or systems such as a roof, HVAC, plumbing system, electrical system, structure to be inspected. We will then provide you with a detail of the inspection along with a summary page that identifies any issues and provide you with recommendations. Of course, the report will include pictures as well as an infrared inspection.
